As a buyer representing sellers, we get this question SO frequently! Should we pay a professional to stage our home, in order to get the best price? Should we MOVE OUT of our home since we have SO much stuff, and have it staged, etc. The answer is….IT DEPENDS! I have walked into homes that honestly, could be shown right then! Some homeowners are “on point” when it comes to organization and decorating! Others, not so much! Sometimes children, childrens belongings (like massive amounts of toys) make the home selling a challenge! So staging all of a sudden isn’t the question, it is HOW can I prepare to sell with all THIS STUFF?
Homes on the market that are occupied are difficult to stage in most cases. If sellers will concentrate on cleaning, organizing and PACKING TO MOVE, then staging is NOT always necessary. Vacant homes, or vacation homes where no one is around much, can be staged as IF someone is actually living there. For example, a lake home that is only used seasonally can be staged, making it more welcoming to the potential buyer, but remember less is more even in this case!
So to stage or not to stage, sellers decision, but to buyers, a clean and well maintained home is always most important.
